Orchard Piper and Carter Group plan $300m hotel and apartments on St Kilda Rd

The Carter family of Melbourne and luxury property developer Orchard Piper have entered into a partnership to undertake a $300 million redevelopment of 448 St Kilda Road, one of the last remaining parcels of land on the coveted boulevard.

Spanning 2,400m², the plans submitted will include a contemporary 5-star hotel, as well as Orchard Piper Residences which will see residents benefit from hotel services and amenities. The project will also include a 500 m² day spa, a mezzanine restaurant and bar, a ground floor café and exceptional health and wellness facilities with conference and event rooms.

Orchard Piper has appointed world renowned Kerry Hill Architects (KHA) to deliver what will be its first project in Melbourne.

Located at the epicenter of Melbourne’s sports and entertainment heartland, the project will specifically aim to service the myriad of world-class events that Melbourne hosts and act as an added bonus for those looking to experience hospitality offerings and high-end spa.

KHA, known for designing international 5-star luxury hotels for over 40 years, including the global luxury chain Aman Hotels, will showcase its expertise with design that pays homage to quintessential Melbourne characteristics.

A central element of the design will center on bluestone, with the exterior of the building being derived from locally sourced saw-cut bluestone – a nod to St Kilda’s oldest and most notable buildings Road, including Victoria Barracks, Melbourne Grammar School and the National Gallery of Victoria.

The Carter family are no strangers to the hotel game, with a long 60-year property history including, among other projects, the development of the luxury boutique hotels Tingirana and Seahaven in Noosa, as well as the historic Albert Tower residential project in Melbourne. . .

Signaling its confidence in the project, Orchard Piper and the Carter family intend to become co-owners of the hotel, restaurants and spa as long-term assets. The Carter family says they have had a strong relationship with Orchard Piper for over 15 years.

Permit applications for 448 St Kilda Road are expected to be secured later this year, with construction planning to begin in the first quarter of 2024.

Orchard Piper recently secured the Mercedes Benz dealership in Toorak for $67 million to create a new mixed-use neighborhood.
