Melbourne’s 50 most liveable suburbs revealed

The city’s 50 liveliest suburbs – praised for their parks, shops, great schools and more – have been revealed. See the list.

Fitzroy, Carlton and East Melbourne are the liveliest suburbs in the city, with inner suburbs being praised for their proximity to parks, shopping, good schools and more.

And trendy spots like Northcote, Footscray and Elwood have also made it to Melbourne’s top 50, according to new livability data.

The data, from tech company propella.ai and published on CoreLogic-owned onthehouse.com.au, gave suburbs a score out of 10 based on their 20-minute neighborhood.

It assessed a suburb’s access to amenities, including shops, schools, public transport, health care and green spaces before giving an overall ranking.

Fitzroy scored top marks for access to healthcare, scoring 9.9, shopping (9.8), and being able to walk (9.7) with an overall quality of life score of 9, 8.

Carlton, East Melbourne and Fitzroy North also got a livability score of 9.8, while North Melbourne (9.7), Princes Hill (9.6) and Collingwood (9.6) were not far behind. .

CoreLogic’s data product manager James Vaughan said quality of life was a “key factor in determining an area’s attractiveness.”

“Providing this information to users is designed to help them make more informed decisions, among many other factors, about where to buy, rent or invest,” said Mr. Vaughan.

Belle Property St Kilda director Sam Inan said the coronavirus pandemic has caused house hunters to really stop and think about what they have access to in their immediate neighborhood.

Mr Inan, who has just opened a new office in Brighton, said the city’s bay suburbs offered “the whole mix” from schools to open spaces.

“More than ever with Covid and the world because it has, less than a kilometer, access to the seafront, sandy beaches, a fantastic village and cafes to welcome you (this is important)”, a Mr. Inan said.

The officer said the relaxed atmosphere and greenery of a place like Elwood or St Kilda gave residents the “best of the city center” without feeling “like you are in the urban jungle”.

“You have young people who come with families (for schools) or singles who want to come for the cosmopolitan lifestyle,” he said.

“But you still feel at home wearing thongs or shorts on a weekend. This gives you everything South Yarra or Toorak or some of those closer, higher suburbs have at a fraction of the cost.

Preston snuck to number 50 on the list, with a livability score of 7.8, while suburbs such as Travencore, Kooyong and Moonee Ponds were also included.

Propella.ai co-founder and CEO Gus McLennan said that “knowledge is power” when it comes to deciding where to live.

Mr McLennan said the clear and concise filing system gave potential buyers and tenants “additional tools to educate themselves further before making what for some is the biggest financial decision of their lives.”

“These scores easily demonstrate the livability of an area,” said McLennan.

“By looking at each of the different criteria that make up these scores, users can gain a better understanding of which features may be more or less important to them. “

The results from propella.ai used geospatial data and information from the Australian Bureau of Statistics (ABS) to calculate a suburb’s livability score.

GREEN SPACES, COCHES SCHOOLS IN ELWOOD

When Charlotte and John Archer left France for Melbourne, they blindly followed a friend’s advice and settled in the seaside suburb of Elwood.

A year later, the couple bought a house in the leafy suburbs after realizing that it “ticks a lot of boxes” for them, and now for their daughters, Margaux and Mila as well.

Almost eight years after their arrival, the young family are now preparing to sell this home, 57 Shelley St, after purchasing another property in Elwood.

Ms Archer said leaving the suburb they had grown to love “was just something I wasn’t ready to do.”

“It’s a beautiful suburb,” Ms. Archer said.

She said the local community, the parks and the way of life are second to none.

“The community got me through the lockdown, they’re amazing,” Ms. Archer said.

“The school is amazing – Elwood Primary. And we love the fact that we don’t need to use the car, nowhere is too far. We can walk among our friends, we have a wonderful strip of shops, the butcher, the grocery store, whatever we need in the suburbs.

She added that there was “lots and lots of greenery” including parks, walking trails and, of course, the beach.

“It’s just a godsend in locking, being able to grab the paddleboard and jump into the water,” Ms. Archer said.

Elwood was the 30th best suburb according to propella.ai and onthehouse.com.au data.

It obtained a score of 8.7 for livability, 6.0 for parks, 8.3 for shopping, 8.4 for schools, 7.8 for transport, 6.7 for pedestrian potential and 8.1 for access to health care.
