Management Services – Danny Fawley Center for Health and Wellness at St Kilda Football Club, Moorabbin

The St Kilda Football Club seeks proposals, through an expression of interest (EOI) process, from organizations qualified for the management services of the Danny Frawley Center for Health and Wellbeing (DFC). The DFC will be located at the home of the St Kilda Football Club (STKFC), RSEA Park, on Linton Street in Moorabbin.

Respondents to the EOI will have the option of submitting any or all of the components of the DFC. As part of the EOI process, STKFC will choose to appoint a single contractor or a variety of contractors for the operation of the DFC.

Respondents have the option of providing a response to the Expression of Interest for the following options:

• The gymnasium and the mindfulness room
• The rehabilitation and recovery area
• The allied health zone
• The aquatic area – including the hot water swimming pool and the 25m swimming pool
• Multiple components
• All components

The contractor (s) will be expected to operate the center and its components in accordance with the expectations outlined in the specification document.

1.0 Center development and operational start-up
The DFC is currently under construction and, once built, the Center will complete the “members wing” of the STKFC house at RSEA Park. The DFC is built in two (2) stages, as shown below:

DFC Stage 1
The expected completion date of Stage 1 is February 2022, with the Center being fully operational during the first week of March 2022 and will consist of two (2) levels, namely:

Ground level – is a community indoor aquatic center comprising a 25 m swimming pool with 4 lanes and a hydrotherapy / hot water swimming pool (aquatic section), as well as a space of 130 m2 for a rehabilitation and recovery center.
First floor – is the Wellness Center and will be operated by STKFC partners.

Please note: the wellness center will be manned by STKFC staff and is not part of the EOI process.

DFC Stage 2
The expected completion date for Stage 2 is October 2022. Stage 2 of the development will consist of two (2) levels, namely:

Ground level – will include a large community gymnasium of approximately 300m2
First floor – will be an Allied Health Center, consisting of seven (7) consultation rooms, a programming room, a wellness studio and a reception area.

2.0 Service overview
Expectation of entrepreneurs
The successful contractor (s) is expected to operate the center and / or its components in a manner aligned with the purpose, vision, objectives and philosophy of the center as a whole. The contractor is also expected to work effectively with key STKFC stakeholders and partners to share access to the facilities.

The successful contractor (s) will have extensive experience in the community or commercial gymnasium, aquatic and / or in the health and wellness industry in the delivery of programs and services applicable to DFC facilities. The entrepreneur or entrepreneurs will have a proven track record in maximizing participation in the gymnasium, water and health and wellness sectors, especially in the transition and launch of new facilities and services.
